Payment Policy

Deposit & Balance:
A partial payment of 50% of the total amount is required at the time of booking.
The remaining 50% balance is due no later than 60 days prior to arrival.

If the booking is made within 60 days of arrival (or within 3 days of when the second payment would be due), the full amount will be due at the time of booking.

Damage Deposit

Guests may choose between:

  1. Vacation Rental Damage Protection Plan, or

  2. Refundable Damage Deposit (amount varies by property, from US$1,000 to US$8,000).

The damage deposit is payable 60 days prior to arrival.

A Vacation Rental Damage Protection Plan of US$299.00 will be charged at the time of booking.
This plan covers unintentional damages to the interior of the property up to US$2,000, provided that they are reported before check-out.

Please note:

  • The plan does not cover damages related to hookah or cigarette use, as smoking is strictly prohibited.

  • It also excludes items outside the rental property (e.g., golf carts, bicycles, or resort-owned equipment).

  • Damages exceeding US$2,000 or caused by intentional acts or gross negligence will be charged separately.

If you opt not to purchase the protection plan, a refundable damage deposit will be required at the time of booking.
This deposit will be refunded in full within 14 days after check-out, less any deductions for damages if applicable.

Payment & Cancellation Policy

January 6 – December 17

  • 50% deposit due at booking

  • Remaining 50% due 60 days prior to arrival

  • Cancellations made 60 days or more prior to arrival are refundable

  • Cancellations within 59 days or less are non-refundable

December 18 – January 5 & Thanksgiving Week

  • 50% deposit due at booking (non-refundable)

  • Remaining 50% due 90 days prior to arrival

  • No date changes allowed during this period

  • Date changes will only be accepted in the case of force majeure preventing travel

  • Valid rescheduling will be honored for up to 11 months from the cancellation date

  • No refunds for seasonal rate differences

Note:
A US$150 administrative fee applies to all full refunds if payment was made by wire transfer.
If payment was made by credit card, a 4% processing fee will be deducted from the refunded amount.

House Rules

  • 🚭 No smoking (including hookahs) anywhere on the property

  • 🧑‍💼 Minimum age: Reservation holder must be 25 years or older

  • 🤫 Quiet hours: Between 10:00 PM and 8:00 AM

  • 🐶 No pets allowed

  • 👥 Occupancy: Total number of guests must not exceed the quoted amount

  • 🍽️ External vendors (chefs, event planners, photographers, golf cart providers, etc.) must be approved in advance and may incur additional fees
